I have recently installed two apartments for a commercial builder in downtown Augusta; and in doing so, one must always consider the market they are targeting, be it sale or rental.
The right atmosphere and message must be thoroughly thought out. In this case, we were focusing on the young professional. These apartments must be super “hip” and be more modern than Augusta is used to.
Contemporary, super chic rentals have become all the rage in larger markets.
If you have a rental, maybe even a mountain or beach condo, I hope this weeks offering will help you to make your rental more popular.
I decorated a one bedroom and a two bedroom apartment recently. Let me focus this week on the spacious two bedroom.
It is quite possible that two separate people might live in this dwelling, considering there are two ensuite bedrooms. This is an upscale property with swimming pool, gym room and even an outdoor lounge.
Considering the rental fee is a little higher than others, you get what you pay for, so sharing with a roommate may make the monthly fee more palatable.
As in any rental situation, it is important to keep the overall feeling gender neutral, appealing to both men and women.
As I designed many model homes for national builders in Washington DC, I learned that keeping the details large and impactful was important in creating a clean aesthetic. You want the end consumer to feel at home and comfortable.
They need to envision themself in the space when touring the home. So, keep personal items and decor to a minimum if at all.
The Living area should be well appointed with plenty of seating. There should be void areas for the renter to have space for their everyday living needs. Maybe a pet or a small child will need the space for their playful activities.
Again, use fewer, yet larger images to make a clean impact. One impactful detail in this living room I designed is that I used unique floor lamps and when placed up on an end table, helps to fill the large wide, wall and frames the large artwork.



The kitchen should suggest cooking and casual dining, yet allow plenty of space for cooking tasks.


Hallways, especially if there are large walls involved, can be an opportunity to make a large impact in such a transitional space.
Keep these spaces clean and simple. Don’t clutter the hallways.

The master bedroom should portray a sense of relaxation. I was lucky that this bedroom was large enough for a sitting area as well.
I like to create a theme. In this case, I found a great piece of peacock art and continued the colors and pattern in the bedding and lamps. Adding the arched mirrors over the nights help to open up the room even more so.


The secondary bedroom had me thinking on the same lines of the main bedroom, presenting a simple clean theme, with impactful art and further details that all worked together to appeal to a varied audience.

Even the bathrooms can have a little character. Create the feeling of a spa by using a teak stool with a bath sponge, candle and a fresh green.
