Augusta Planning Commission to consider proposed south Augusta neighborhood, mixed-use development near Turpin Hill

Residential developments in south Augusta and near Turpin Hill, an extended-stay hotel on Wheeler Road and the expansion of a Martinez softball training facility are among the items the Augusta Planning Commission is scheduled to consider in its next meeting.

Beazley Development Co. plans to build a subdivision in Hephzibah, along Manchester Drive, comprised of 95 single-family lots. The development would span some 58 acres, zoned R-1 and R-1C Single-family residential, and would be connected to the Cambridge subdivision, which has 259 lots.

In the plans for the new subdivision, Manchester Drive would serve as the sole entrance to both neighborhoods. Augusta’s Land Subdivision Regulations require at least four entrances for a subdivision exceeding 300 lots. The developer has requested a variance from this ordinance.

Real estate development and investment company Rimrock has applied for a special exception at 3731 Wheeler Road to build an extended stay hotel.

The Jacksonville, Fla.-based developer plans to build a three-story, 64-room My Place Hotel, along some three acres of land, currently zoned B-2 General Business.

My Place Hotels of America, headquartered in Aberdeen, Md., and Rimrock announced in June that they had entered a franchise development agreement to establish 10 My Place brand extended hotels throughout the Southeast over the next six years, including locations in South Carolina and Tennessee, alongside Georgia.

Realty One Group Visionaries is seeking to rezone five vacant parcels totaling approximately 22 acres along Steiner Avenue and Mill Street, near the Turpin Hill area, from R-1C Single-family Residential and L1 Light Industrial to Planned Unit Development (PUD).

The Augusta company plans to develop a mixed-use area consisting of 47 townhomes, 51 detached homes, 90 apartment units and 5,400 square feet of commercial space, with an overall density of 10 units per acre. The conceptual plan also includes a total of 429 parking spaces.

Brian Byler of Platinum Sports & Complete Game has requested a special exception at three tracts—3805, 3807 and 3819 Wrightsboro Road — totaling some 10 acres, to build a baseball and softball training facility.

The plan entails constructing a 15,000-square-foot metal building on the north end of Wrightsboro, west of Flowing Wells Road, as an expanded new location from its current one in Martinez.

The youth sports training club would use approximately 10,000 square feet for open training space and 2,000 for office space, according to its narrative document; with 3,000 square feet to be rented out to partner company Integrity Medical.

The company also aims to construct a turf fastpitch softball and baseball field adjacent to the building.

The Augusta Planning Commission will meet Monday, Dec. 4, at 3 p.m. in the Municipal Building.
