Cape Augusta Real Estate Development’s plans for an apartment complex along the Augusta Canal may be underway.
In late March the Evans-based development company, under the name Cape Augusta Digital Properties LLC, submitted a request to Augusta’s planning department to rezone some 14 acres of the Sibley Mill property from Light Industrial to General Business.

The accompanying letter of intent states the parcel, comprised of 1717 and 1721 Goodrich St., called “Tract A,” is in the second phase of its redevelopment. Plans include building 216 one-, two- and three-bedroom apartment units, and refurbishing more than 92,000 square feet into space for offices, a brew pub restaurant and general commercial uses.
The complex is also to include about four acres of open space, a swimming pool, pavilion and walking trails.
The Canal Authority leased the Sibley Mill property to Cape Augusta long-term in 2016, the year the latter announced a project to build a 10-megawatt data center for cyber security companies. By 2021, that deal had faltered. Currently, one building on the property is leased for commercial space, mostly for cyber industry tenants such as Corsica Technologies and UMBC Training Centers.
In 2018, Cape Augusta purchased the neighboring King Mill property with aims of redeveloping it into more than 200 apartment units. That complex, called the Lofts at King Mill, is slated to open this summer.
According to the letter of intent, should the Augusta Commission approve the rezoning at Sibley Mill, construction in the 206,000-square foot main mill building would begin later this year, and be completed after 24 months.
The Augusta Planning Commission is scheduled to consider the request in its May 6 meeting.
