Columbia County Planning Commission to consider new townhomes, storage facility, in Martinez

Date: March 06, 2024

A new neighborhood is planned for Martinez, off Riverwatch Parkway.

The Columbia County Planning Commission is slated to review the conceptual plan for a subdivision called Amanah Village, at a nine-acre tract on 435 Old Evans Road.

Panacea Development LLC proposes to build some 60 townhouse lots, along with guest parking and two play areas for children.

Construction for the project would entail removing the parcel’s stormwater infrastructure and new curb cuts on Panacea Lane, a private road that leads to the property off Old Evans. The concept plan is on the agenda for the planning commission’s upcoming meeting on Thursday, March 7.

Southern Solutions, on behalf of BDM Development LLLP, has requested Columbia County rezone some five acres of land off Bobby Jones Expressway. from C-3 Heavy Commercial to S-1 Special, to build a new self-storage facility.

Storage Castle Martinez (not to be confused with Castle Storage, located in North Augusta) would consist of some seven buildings, totaling more than 164,000 square feet, with more than 2,000 square feet of office space, along 3862 Rose Court and 3866 Rose Lane.

The storage units would be surrounded by  perimeter buildings possibly faced with brick, stucco or stone. The one-story office building will include sample storage units and a living area with two bedrooms and two baths for the site manager.

The Columbia County Planning Commission is scheduled to consider the rezoning in its meeting on March 21.
