Columbia County to consider Tillery Park plan revisions, new Evans day spa

An Evans subdivision, a new day spa and a revised planned unit development (PUD) are among the upcoming items in January for the Columbia County Planning Commission.

Tillery Park Development is looking to revise plans for Section 3 of the Tillery Park subdivision along Canterbury Farms Parkway and a portion of Balfour Drive.

Updates include a greater number of larger estate lots and fewer village lots, and the grouping of all the alley single-family townhome lots together on a block on Canterbury Farms Parkway.

The accompanying narrative from the developer states that the overall lot count will still be 871, no more than 14% of which are to be townhomes.

Proposed revisions also include the option of front load garages in the village lots in Sections I and II, with significantly reduced backyards.

“The premium on these houses is approximately $20,000, compared to a house with a front load garage on the same size lot,” the narrative reads.

GVS Holdings is seeking a PUD revision at a one-acre property at 501 Oxbow Drive, which is part of the 412-acre Ivy Falls development.

The narrative notes plans for the subject parcel that include changing its original use as a daycare center to that of commercial and retail space to complement the Shoppes at Ivy, located across the street.

Mark Boyd of W.M. Boyd Enterprises has submitted a request to rezone his less than one-acre property at 4389 Hereford Farm Rd. from R-2 Single-family Residential to C-1 Commercial.

In the rezoning application’s narrative, Boyd outlines plans to develop a commercial storage warehouse and office building on the parcel. This would also entail eliminating driveway access from Hereford Farm Road, changing the address to 4396 Lamkin Drive.

Massage therapist Amanda Broadway and VIP Holdings have requested conditional use at 4320 Washington Road in Evans. There, Broadway intends to open Willow Day Spa, a facility that will specialize in therapeutic, deep tissue and burn recovery massage. The application does not indicate any improvements to the site.

All of the above items are slated for the planning commission’s Jan. 18 meeting.
