Concrete company seeks rezoning for a building in Grovetown

Site plans for a proposed building on Lakeview Drive in Grovetown for a concrete construction company.

Date: December 30, 2021

A concrete construction company is looking to set up a new office in Grovetown by way of a rezoning request in a residential area.

On Dec. 10, Stephen Cathey submitted an application to request the rezoning of a parcel he owns at 1209 Lakeview Dr. in Grovetown from a residential agricultural district to a special zoning district. In the rezoning narrative included with his application, Cathey explains that he intends to build a location for his commercial concrete business, Dixieland Walls, LLC.

The narrative estimates that the metal building would be over 3,000 square feet and would hold  “four desks, two drawing tables, mini-kitchen and bathroom.” Cathey also goes on to say in the document that, as no public water is currently available at the site, he intends to install a 1,000-gallon septic tank and well.

The building would primarily be for use by four full-time administrative employees as well as off-jobsite equipment and material storage.

Cathey addresses potential traffic concerns in the narrative by stating that, since employees meet a job sites, there would be little entering and exiting the premises and traffic would be minimal.

The Columbia County Planning Commission is scheduled to hold a public hearing for the rezoning request on Jan. 6.
