A new shopping development is planned for the burgeoning commercial hub off Walton Way Extension.
The development, located on 3602 Exchange Lane and broke ground in mid-October. McAlister’s Deli and Orangetheory fitness are already ear-marked to be completed there in early 2022. Both will have leases with Jordan Trotter Commercial Real Estate.
First Community Bank listed 1.1 acres for sale for $795,000, but the price was negotiated down to $750,000 and purchased by the developer. The retail development on Exchange Lane is located at some busy through-fares in the city. Exchange Lane is located on Walton Way Extension between the intersections at Wheeler Road/Walton Way Extension and Wheeler Road/Robert C. Daniel, Jr. Parkway. It is within close proximity to I-20 and Bobby Jones Expressway.

Juli Means, director of Marketing with Jordan Trotter Commercial Real Estate, LLC, said, “We are excited about this retail development. The location of this project being in the heart of Augusta attracts customers from the surrounding communities.”
“The site also takes advantage of a large daytime population of 37,500 employees and 14,300 households in a three mile radius. Surrounding retail includes approximately 540,000 square feet of Augusta Exchange retail,” Means added.
Means stated that a McAlister’s Deli and Orangetheory Fitness will be completed there in the first quarter of 2022. The deli restaurant is a counter-service chain known for its sandwiches, stuffed baked potatoes and sweet tea.

According to its website, Orangetheory Fitness is more than a gym.
“Orangetheory is a heart-rate based HIIT total-body group workout that combines science, coaching and technology to guarantee maximum results from the inside out. It’s designed to charge your metabolism for MORE caloric after-burn, MORE results, and MORE confidence, all to deliver you MORE LIFE. Orangetheory is more than a gym because the work you do here in our studio will make all the difference out there in your world,” the website said.
Two additional retail spaces available in the development and later added there will not be an anchor store (generally what is known as a big box store or a grocery store) in the development.
“We are working with a local group and a national group (for those two additional spaces and leases), but nothing is set in stone yet,” Means said.
Means also stated there will be a ribbon cutting and grand opening for the retail development, but no dates have been set for them.
