A new subdivision could be on its way to south Augusta. On Jan. 26, Irmo, S.C.-based developer Great Southern Homes purchased a 37-acre parcel at 3810 Peach Orchard Rd. for $375,000.
Last year, Great Southern Homes submitted a request to rezone the property from agricultural and manufactured home residential to one-family residential on behalf of its then-owner James Edward Lee. The plan was to build a neighborhood of 72 single-family lots.

At the March 1, 2021 Richmond County Planning Commission meeting, Great Southern Homes land development manager Jesse Bray told the commission that the homes would be from 2,200 to 2,500 square feet, with a price point of $200,000 to $275,000.
The planning commission, with the exception of Commissioner Sonny Pittman, voted to approve the rezoning. The rezoning was then unanimously approved by the Augusta Commission during its meeting on March 16, 2021.
