Developer eyes 45 acres along Golden Camp Road for a new townhouse subdivision

An upstate South Carolina developer is planning an ambitious new townhome project along Golden Camp Road.

On behalf of Property Developers LLC, based in Spartanburg County, S.C., Martinez engineering firm Southeastern Civil Solutions has petitioned to rezone several parcels, among them 2303 Golden Camp Rd. and 3320 Winn Drive, totaling 45 acres, from R-1A to R-1E One-family Residetial.

The tracts, including nine along either side of Gibson Road, are owned by Property Developers, who plans to develop a new townhome subdivision, referred to in documents as Gibson Road Townhomes.

The concept plan for the development shows 399 attached single-family lots, all 20 by 100 feet, save for 12 lots that would be 26 by 85 feet. The neighborhood would also include several common spaces, a mail kiosk, and a clubhouse.

Vinesh Danak of Property Developers, in the letter of intent accompanying the rezoning applications, notes that a public road would be extended into the development.

The subject properties are located north of the Bellemeade neighborhood and south of Bayvale Heights. The requests seek to accommodate the construction of townhomes, as R-1E allows attached housing. The applicants also stated in the letter of intent that they plan to install a 10-foot buffer around the development to buffer to “minimize any effects on adjacent or nearby properties.”

The letter of intent was submitted in November, and the requests earlier this month. Though initially slated for the Augusta Planning Commission’s March 4 meeting, the applicants have requested to postpone consideration of the rezonings until the meeting on April 7.
