Developer proposes new Evans subdivision of small cottages

An Atlanta-area developer is setting it sights on a lot in Evans to develop a cottage home subdivision.

Brightside Homes, alongside property owner Gray C.L. Enterprises, has requested that Columbia County rezone some 14 acres at 4204 Washington Road from Single-family Residential (R-2) to Planned Residential Development (PRD).

The rezoning application included plans for Washington Cottages, a proposed subdivision of 123 one-, two- and three-bedroom dwellings, referred to as courtyard cottages, ranging from 640 to 1,360 square feet.

Designed to foster a “strong sense of community among residents,” according to the project’s narrative document, the neighborhood would average about 7.99 units per acre, leaving space for amenities such as a clubhouse, a dog park, fitness center and nature trails.

Brightside Homes, a builder based in Chamblee, Ga., bills itself on its website as specializing in build-to-rent home communities—including both townhomes and detached units.

The Columbia County Planning Commission is slated to consider the rezoning request during its meeting on Feb. 20.
