Developer to bring back proposed south Augusta townhomes before Planning Commission

Alongside a mixed-use concept in west Augusta and a proposed subdivision along Richmond Hill, another among the planned projects the city will have to consider is a South Carolina developer’s latest attempt to build a townhome subdivision in south Augusta.

Property Developers LLC has petitioned to rezone four adjacent parcels from Residential Agricultural (R-1A) to One-family Residential (R-1E): 2346, 2358 and 4342 Old McDuffie Road and 3330 Gibson Road, totaling roughly 50 acres.

The applicants intend to build a townhome development, referred to in the application as “McDuffie Townhomes.” A concept plan attached shows a neighborhood of 299 lots, a clubhouse with a swimming pool and a common area.

This requests comes on the heels of the city having declined another rezoning request, for a similar project, near the same area, by the same developer.

Property Developers, based in Moore, S.C., had sought to rezone more than 40 acres of undeveloped tracts along Winn Drive and Gibson and Tate Roads for a development of over 300 townhomes, as well as a portion for an office complex.

The Augusta Planning Commission ultimately shot the earlier petition down in May, after a contentious hearing in April. Neighboring residents came to both meetings to vigorously oppose the request.

The Planning Commission is scheduled to hear the new petition during its meeting on Monday, July 7.
