Developers aim to build another residential development in Hephzibah

Beazley Homes, via its company Coel Beazley Joint Ventures, is planning another new neighborhood in south Augusta.

The developer has petitioned for a special exception to reduce the minimum lot width requirements at two parcels, 2551 Willis Foreman Road and 4477-B Windsor Spring Road in Hephzibah, totaling more than 57 acres. The tracts are currently zoned R-1 Single-family Residential.

Current concept plans submitted with the request show 161 detached, single-family lots at no more than three units per acre, with a detention pond just west of the proposed subdivision.

The Augusta Commission approved this special exception at the same location in July of 2020, which was withdrawn once the development had not moved forward after six months. That approval had come with 15 recommendations, among them being a required traffic study to assess the need for acceleration and deceleration lanes, the installation of sidewalks and streetlights.

In January of last year, the Augusta Planning Commission approved Beazley Development’s request to rezone some 200 acres along Windsor Spring Road and Manchester Drive to accommodate plans for more than 350 detached single-family homes. The following month, the Augusta Commission voted it down.

The Planning Commission is scheduled to consider the current request in its May 6 meeting.
