Ivey Development is seeking another revision to the Tillery Park subdivision, making way for additional lots.
The Evans developer, as Tillery Park Development LLC., submitted a request to Columbia County for a change of conditions to the Planned Residential Developing (PRD) zoning at the more than 300 acres off Baker Place Road where the subdivision sits.
The narrative for the request notes that the county’s approval of the PRD in 2020 came with the condition that Ivey plat no more than 300 lots until a second full access point to either Wrightsboro Road or Canterbury Farms Parkway is installed.

“This requirement is contingent on the availability of access to a public road to provide this connection,” reads the document, going on to state that if a public road connection is not available by the time the 300 lots are platted, the development may proceed so long as the connection is completed as soon as possible. “These connections shall utilize public roads.”
Ivey contends that this requirement will be fulfilled with the imminent completion of the Tillery Park South section, which would connect to Granard Street in the Canterbury Farms neighborhood.
The developer, moreover, is seeking to change the 300 lot maximum requirement to only apply to Tillery Park on the east side of Baker Place Road, and to not include the lots currently in development on the west side of Baker Place, called Area 7, among those 300.
The Columbia County Planning Commission is slated to consider this latest revision — the latest in many since the PRD was first approved in 2020 — during its meeting on Sept. 18.
