Developers broke ground on The Augustan, ATC Development’s upcoming downtown luxury apartment complex in February and are looking toward opening fall of next year.
“Our current projections are for a September ’23 open,” said CEO Woody Belangia. “But that is subject to change due to a lot of factors out of our control.”
The residential community, located on 12th Street at the end of John C. Calhoun Expressway, is to include 136 studio, one- and two-bedroom apartments, and a host of amenities including a saltwater pool, a rooftop sky lounge, a 24-hour fitness center and a dog park.

The building will also house commercial space at its ground floor, which Belangia said “will almost certainly be a café/restaurant space.”
ATC had been searching for a good, urban infill site for a mid-rise building such as what The Augustan complex is planned to be. Belangia says he was alerted to the 12th and Greene property by Blanchard and Calhoun agent Ben Harrison at an Augusta Tomorrow meeting.
“It was exactly what we were looking for,” Belangia said. “The place where Calhoun Expressway intersects with Greene Street, the gateway to downtown. An easy walk to restaurants and bars on a street that connects cyber to medical. Just perfect for our purposes.”

The apartments, which Belangia says will cost “about $25 million” to build, were initially named “The Standard.” The developer selected the current moniker to be more distinctive and to reflect the company’s vision, discovering that the former name was already widely used, and then finding that “The Augustan” was a more apt fit.
“Not only does it refer to our great city, but it means something like ‘majestic’ or ‘venerable’,” he said. “Connotations that we feel will express our ambition for what we hope is a landmark building for decades to come.”
