The Augusta-Richmond County Planning Commission is set to hear a petition Monday on behalf of hotel developer Peach State Hospitality based out of Warner Robins, Ga.

Peach State has proposed building a 125-room extended stay hotel on 13th Street.

According to documents filed with the City of Augusta Department of Planning and Development, a Residence Inn by Marriott is proposed for the former American Concrete site located at 1310 Walker St.

Peach State Hospitality owner Danny Patel has submitted an application to Marriott and said he does not anticipate any problems getting approved since he owns other Marriott brand hotels in Augusta, including the Fairfield Inn and Suites by Marriott on Washington Road and a Residence Inn by Marriott and a SpringHill Suites by Marriott, both on Marks Church Road. He said he’s working on another Washington Road location.

The Residence Inn by Marriott is a high-end extended stay hotel just like Hyatt House, according to Patel.

Renderings submitted as part of the rezoning application indicate the hotel would be more than five stories with 125 rooms.

“It’s not finalized yet. Currently, I am working on the due diligence to do the project,” Patel said.

Patel said he believes he is a little bit ahead of growth in downtown Augusta.

“The city of Augusta is really pushing downtown to grow. I want to be a part of that growth. That’s what I am proposing this project,” Patel said.

A smaller extended stay hotel was proposed for 758 Broad St. in October 2021. Augusta-Richmond County Commissions voted unanimously to approve the 14-unit extended stay hotel at the site.

Naman Hotels out of Florence, S.C. previously purchased a 1.68-acre site on the 1100 block of for a proposed hotel. The site is one block east from where the Hyatt House was built in 2017.

According to Patel, that group decided to not do that project.

A 13-room Courtyard by Marriott was previously planned for the corner of Reynolds Street and James Brown Boulevard. That project was canceled in 2018.
