Expansion of the Tillery Park subdivision in Grovetown could be underway if local developers get their way.
In its Feb. 17 meeting, the Columbia County Planning Commission unanimously approved the rezoning a 31-acre parcel off Baker Place Road and Wrightsboro Road from residential agricultural to planned residential development.
The applicants are owners Canterbury Farms and Tillery Park Development, along with Ivey Development and CSRA Development. The development was originally granted approval to rezone as a planned residential development in 2020, sanctioning over 700 lots for the budding subdivision. Their aim is to add 67 single family lots to the subdivision, ranging from 2,300 square feet to 3,800 square feet, in an area to be called Tillery Park South.
“The construction of Tillery Park South will allow traffic to move through Canterbury Farms Parkway through Wicklow and eventually Baker Place Road,” said Ivey Development in the development plan document submitted with its request to the county.

Addressing the same request, the Planning Commission also approved a major planned unit development revision of a nearby 50-acre parcel, also off Baker Place Road. Tillery Park is seeking a major revision to the nearby 50-acre parcel in order to allow two additional lots in what was formerly a required buffer against the undeveloped 31-acre property.

If the rezoning and revisions are granted, the Tillery Park will include 789 residential lots over nearly 300 acres, including 91 acres of greenspace and 13 acres of park areas. The planning document projects Tillery Park South will begin development from this year through 2023, while some of the seven other areas of the subdivision are estimated to be developed as late as 2026. The Ivey Homes website currently says that Tillery Park is expected to come to Grovetown spring of this year.
The Columbia County Board of Commissioners is scheduled to address the rezoning and major revision requests during its meeting on March 1.
