Landowners seek revision and rezoning for industrial projects in Columbia County

The owners of an industrial building off Belair Frontage Road are seeking to loosen restrictions on the property so that one of its tenants can expand.

Miami-based MSG Clear Sky, LLC submitted a zoning application to Columbia County’s planning department on Sept. 19, requesting a revision to the S-1 special zoning at its property at 475 Clear Sky Dr.

The 12-acre parcel is the site of an industrial building, more than 149,000 square feet, which has been occupied by the company’s primary tenant there, filtration manufacturer FLSmidth Inc., since the land was zoned S-1 in 2018.

The narrative document accompanying the application notes that though FLSmidth was originally planned to occupy the entire space, “due to changes in the primary tenants needs,” some 62,500 square feet of the building have not been utilized.

“The current S-1 approval is too restrictive in terms of uses and does not allow for any other user to occupy and operate in the available space in the building,” said MSG Clear Sky’s narrative document. “This results in a financial burden to a long-standing Columbia County business and leaves valuable industrial space vacant that would otherwise be available to create jobs and secondary and tertiary business support.”

Chamblin Partners and West Eck Partnership aim to build an industrial subdivision at its 119-acre property off William Few Parkway. The developers submitted a rezoning request to change the area from Heavy Industrial to Light Industrial.

The plan entails a building, some 494,000 square feet, to house offices for JWL Holdings and a driver education school.

Both proposed projects and their attendant rezoning requests are scheduled to go before the Columbia County Planning Commission on Oct. 20, and then the Board of Commissioners on Nov. 1.
