A new mixed development that would include a sports training center and a hotel may be coming to Columbia County.

On Sept. 6, local orthopedic surgeon Dr. John Bojescul submitted a request to rezone vacant two parcels along Columbia Road owned by Susan Porterfield, totaling more than 20 acres, from Residential Agricultural (R-1) to Special district (S-1). The properties sit across from Patriots Park, and are adjacent to the H section of the Highland Meadows subdivision.

The proposed development entails a “hybrid community sports, fitness and recreation” complex, comprised of a sports facility, between 75,000 and 100,000 square feet, as well as a 45,000 square foot fitness and wellness center.

The sports building would include a multi-purpose turf field for football, soccer and other field sports; three to four indoor multi-purpose courts that would accommodate basketball, pickleball, indoor soccer and other activities; a running track, a weightlifting gym and, perhaps (as the narrative document lists this item as “optional”) an aquatics center with a competition-standard 50-meter swimming pool.

The wellness center would be equipped with cardiovascular and strength training areas, group fitness studios and aquatic fitness spaces.

The plans also show a proposed building housing more than 10,000 square feet for retail space and 5,000 square feet for a fast-food restaurant; and another building for either an 80-room hotel or more commercial space.

The accompanying narrative document bills the project with the aim of engaging the community, serving as a regional hub for sports and recreation, even touting the potential for economic growth by attracting regional visitors.

If the county approves the rezoning, the developer anticipates construction to begin in April of next year, with a project completion by early 2026, according to the narrative.

The Columbia County Planning Commission is scheduled to consider the item in its meeting on Oct. 3, followed by the Board of Commissioners on Oct. 15.
