Manufacturing warehouse proposed on Nixon Trusts land near AGS

The Nixon Trusts are seeking to rezone land neighboring the Augusta Regional Airport (AGS) to build a new manufacturing warehouse.

In September, SGPB Holdings LLLP submitted a petition to Augusta Planning, on behalf of Nixon Trusts, to rezone some 100 acres of the trusts’ land at 1550 Four H Club Rd., from Agricultural (A) to Heavy Industrial (HI).

The total acreage of the subject parcel is more than 280, sandwiched between Mike Padgett Highway to its west and Doug Bernard Parkway, and AGS, to its east.

According to a letter from attorney James Trotter accompanying the application, the Nixon Trusts are working with the Augusta Economic Development Authority (AEDA) to draw a user “that will require” an industrial zoning.

Alongside the letter is conceptual site plan showing a proposed 300,000 square-foot warehouse for “light manufacturing.” In the letter Trotter notes the site’s proximity to the Norfolk Southern main rail line as further reason industrial development would be apt.

The Augusta Planning Commission is slated to consider the rezoning request during its meeting on Nov. 3.
