A 70,000 square-foot development is planned for a parcel of land on the 1200 block of Broad Street. The property was recently re-zoned from a B2 (general business) to a PUD (mixed-use development).
Michael Osbon owns the property, and his rezoning request was approved in mid-April 2021. The parcel is situated between Marbury Center and The Scene Nightclub.

“With this fresh approval in hand, Osbon Properties now has a green light to further explore the viability of completing this project based upon the recommendations and provisions granted,” he said.

The proposal plans for 58 one-bedroom apartments and 2,535 square feet of retail and restaurant space, he said. The retail aspect would be limited to the first floor, where there is street access to Broad Street. Apartments would occupy the first floor and three additional floors above.
There is no rooftop development in the plans, and the exterior of the building would align with the historic surroundings of the downtown Augusta area.

“I believe this is a future mixed-use development that has potential to be a great addition to Downtown Augusta and the 1200 block of Broad Street,” Osbon said. “Given strong demand for building materials and supply chain difficulties, my previous cost and time estimates to complete this project have changed and are difficult to assess at this time.”
Osbon said it’s not clear at this time if or even when this project will come to fruition. However, the way is clear now to move forward.
