New neighborhood proposed near Fort Gordon would include build-to-rent homes

Southeastern Development is looking to develop a new mixed-use neighborhood, to include rental homes, near Fort Gordon.

The local developer has petitioned to rezone two parcels, 2384 and 2836 Gordon Hwy., from One-family Residential (R-1E) to Planned Unit Development (PUD). The properties sit between Belfair Lakes and Barton Village neighborhoods, and total roughly 130 acres.

Along some 26 of those acres, Southeastern plans to build a mixed subdivision called Cottages at Millers Crossing, to include cottages, duplexes, townhomes and build-to-rent single-family houses.

A centralized park accessible via a network of sidewalks, 24-hour emergency maintenance and space in garages to install electric vehicle charging stations are among the amenities listed for the proposed neighborhood.

The concept plans show some 117 lots, of all the types of dwellings, most of them two stories, ranging from 1,167 to 1,640 square feet.

The narrative indicates the homes will be geared toward those in the military, civilian defense workers and those in the cyber and healthcare fields (the request was made under the name Cyber Housing LLC), but also “millennials and Gen-Z households,” “empty-nesters” and for families that “need a yard but not a mortgage.”

The Augusta Planning Commission is slated to consider the request during its meeting on Oct. 6.
