New retail space planned for development along Industrial Park Drive

Marshall Properties and Investments is seeking to expand its planned unit development at the intersection of Industrial Park Drive and N. Belair Road.

The developer has submitted a major plan revision request to accommodate a project at the currently undeveloped Marshall Square PUD. The request concerns a 1.92-acre tract at 650 Industrial Park Drive. Here, the company plans to develop commercial and retail space comprised of two buildings totaling more than 12,000 square feet, along with parking space and sidewalks.

The application does not specify any enterprises slated to set up shop in the new buildings beyond their purpose as a “multi-use retail center and restaurant.” The applicant, alongside Marshall Properties, is REK Business Group, which owns Limelite Café on Agerton Lane and Ironwood Tavern in Riverwood Town Center in Evans.

The narrative document further notes that any businesses in the proposed development would be those allowed in Community Commercial and Neighborhood Commercial zoning districts, prohibiting liquor stores, vape stores, hospice care facilities, fast food restaurants, ice vending, auto businesses and adult entertainment businesses.

REK estimates construction on the two buildings to begin in April of next year. The Columbia County Planning Commission is scheduled to consider the item in its Nov. 16 meeting.

The owner of Gas Pro in Grovetown is seeking a variance to change its hours of operation. Harmit Sohal has submitted a variance request to allow his fuel station and convenience store at 4800 Columbia Road, which currently opens at 6 a.m., to run from 4 a.m. to 11 p.m.

In a letter attached to the application, Sohal notes that his store, at the intersection of Columbia and South Belair roads, is “conveniently located” for early risers commuting to Fort Gordon, Amazon and Plant Vogtle; and cites two other gas stations opening along Columbia Road, Parker’s Kitchen and Circle K, being allowed to operate for 24 hours.

The Planning Commission is slated to address the variance request in its meeting on Dec. 7.
