A new subdivision is in development next to Champions Retreat Golf Course in Evans.
The Columbia County Planning Commission approved a final plat for four residential lots on 5249 Riverwood Pkwy. in its meeting on Oct. 7. The lots would be part of an upcoming subdivision off Riverwood Parkway called Champions Overlook River.
The property is just over five acres, with an average lot size of over 42,000 square feet and a minimum lot size of over 27,000 square feet. Two of the lots share a driveway, and all of the lots have front setbacks of 50 feet from the right of way. The front setback is also a 50-foot buffer with limited thinning.
The preliminary plat was approved by the Planning Commission on Oct. 1, 2020. On May 16, 2019, the commission approved the plat in an earlier phase of Champions Overlook’s development, in which eight single-family resident lots were proposed with an average of 0.77 each, with every driveway serving two lots.
The record plats describe the development as “a section at the reserve on Riverwood Plantation.” The requests were submitted to the Planning Commission by Riverwood Land, though Reserve Development submitted the final plat that was approved in May 2019. The property on which Champions Overlook is being developed is currently zoned as a planned unit development and has been so since 1998.
