New Subdivision Planned for William Few Parkway

A 46-acre site at 1915 William Few Pkwy is planned for a subdivision development in the near future.

The location is just down the road from both Grovetown High School and Columbia Middle School. The property borders Euchee Creek. According to documents from Columbia County Planning Services, “several requests have been made to develop the area but none of the proposals came close.”

Goodwin Southeastern Properties is the entity planning to develop the site.

“We’re developing a subdivision, including the road and about 70 to 75 lots,” said a representative from Goodwin.

There are a few provisions locked into the development, like a required sidewalk entrance to the Euchee Creek Greenway and standard road developments leading into the subdivision.

The site was recently approved from R-1 to R-2 zoning. The R-2 zoning allows for smaller lots which translate to more density in a subdivision as opposed to larger lots in an R-1 zoning. Most parcels already zoned with R-2 zoning have been developed and therefore developers must find sites zoned R-1 or Agricultural and have them rezoned to get R-2.

Often even after obtaining an R-2 zoning, Columbia County will put special provisions or conditions on a zoning so that the development can be tailored to fit the area around it in an appropriate manner.

Zonings that increase density in Columbia County are often the subject of debate. The increased strain on school systems and traffic are often the source of pushback at zoning meetings.

“The developers wanted R-2 zoning, and the contract to buy or develop the land can be contingent on the rezoning being passed,” said Nayna Mistry, Community Director at Columbia County Planning Services.

Goodwin said they are going through the planning and engineering phase now and the plan is for dozers to start up in May or June.
