New subdivision proposed for Pleasant Home Road

Winchester Homes of Georgia is planning a new subdivision on Pleasant Home Road.

On July 25, the Augusta homebuilder petitioned the Augusta Planning and Development Department to rezone nine parcels, totaling about 20 acres, at 413 – 435 Pleasant Home Rd. from R-1 and R-1B one-family residential to R-1E single-family residential.

The proposed development would include 54 single-family detached houses and 89 attached, for a total of 143 two- and three-bedroom homes. Amenities are to include a pool, coffee bar, a yoga studio and coworking spaces.

The letter of intent included with the rezoning application explains that the 143 would have 7.15 units per acre, which is below the maximum 10 units per acre under R-1E zoning.

According to the plans, the development will have two entrances: the primary one on Pleasant Home Road, across from Fox Hall Drive, and a secondary entrance on Starling Drive.

The narrative document also says that Winchester Homes is currently working with a traffic engineer to conduct a study to discern what the impact would be to the traffic pattern along Pleasant Home Road.

The Augusta Commission, following suit from the Planning Commission and opposition from dozens of nearby residents in opposition, voted down a similar proposed development in November 2021 Ivey Development had planned to build an apartment complex of 191 homes along Pleasant Home Road, and so petitioned to rezone over 18 acres from single to multiple family residential.

Winchester Homes’ rezoning request is scheduled on the Augusta Planning Commission’s agenda for its Sept. 5 meeting.
