New townhomes in south Augusta, Cabela’s of Augusta expansion on planning commission agenda

A proposed subdivision in south Augusta is on the agenda for the Augusta Planning Commission’s meeting on Monday.

Bobby Bagwell of Piedmont Holdings has petitioned Richmond County to rezone 11 parcels, totaling just over seven acres, along Windsor Spring Road into Hephzibah from One-family Residential to R-3B Multifamily Residential.

Bagwell is a consultant with Martinez developer The Prather Company and has been involved with the developments of Hammond’s Ferry neighborhood in North Augusta, Riverwood Plantation in Evans and Greenpoint in Harlem. His partner in Piedmont Holdings is contractor Clay Price, the vice president of operations with Richmond Hill-based builder Homes of Integrity Construction.

The property, owned by Charles White, is located at the intersection of Windsor Spring and Creekside Court, across the street from Willis Foreman Elementary School and Spirit Creek Middle School, and also close to the Manchester subdivision.

Piedmont’s aim for the property is to develop approximately 30 townhome units in the Windsor Lake neighborhood.

The narrative document for the rezoning request outlines a conceptual plan for two bedroom units at roughly four units per acre, much lower than the 17.42 units per acre maximum allowed for R-3B zoning.

Cabela’s of Augusta on Riverwatch Plaza is expanding. Scottsdale, Arizona-based Store Master Funding XIII LLC is requesting approval of the expansion of the sporting goods retailer on its property at 833 Cabela Dr., as well as new signage to go with it.

The store is to add more than 7,000 square feet for a boat and all-terrain vehicle retail floor.

“The new signage shall rebrand the store from only a Cabela’s store to a Bass Pro Outpost store,” said Eric Albers of Insight Design Architects in the application’s letter of intent, noting that existing signs would be replaced with those exhibiting brands such as RedHead hunting gear.

The Augusta Planning Commission will consider both items at its meeting on Monday at 3 p.m. in the Municipal Building.
