New townhomes near the Augusta Mall among January items for Planning Commission

Some proposed residential development projects, including a neighborhood and a new apartment building in west Augusta, are on the roster for the Augusta Planning Commission for its first meeting next year.

A development project at property intersecting Gordon Highway and North Leg and Wylds roads would change the area from three zonings to one.

Chuck Warbington, on behalf of property owner Susan Hardwick, has requested to rezone five tracts from R-1A One-family Residential, B-2 General Business and L1 Light Industrial to R-1E Single-family Residential: 2014 and 2020 North Leg Road, 1904 and 1914 Wylds Road and 2041 Gordon Highway.

A letter and concept plans from Hussey Gay Bell, an engineering firm based in Duluth, Ga., explains the project for the 35 undeveloped acres: 240 single-family townhome units, with two entrances and five new public streets. The current plans for the new subdivision do not include a clubhouse.

Jonathan Thomas of Graniteville submitted a request on behalf of property owner Thoai Duy Tu to rezone a parcel of less than an acre at 1377 Wrightsboro Road from R-1C One-family residential to R-3C Multi-family Residential.

There the applicants plan to convert the existing 70-year-old building at the northeast corner of Wrightsboro Road and Augusta Avenue into four apartment units. The structure is more than 4,000 square feet, and on the property nearby is a 320-square-foot accessory building.

Peter Tuchyna of Capital Rise, LLC has petitioned to rezone two contiguous lots at 3957 and 3959 Carolyn St. — currently consolidated under the latter address — from R-1 to R-1B One-family Residential.

In an accompanying narrative document, Truchya explicated plans to split the 1.41-acre parcel into two separate properties to build single-family homes.

The Planning Commission is scheduled to consider these items, along with a postponed rezoning request near the Turpin Hill neighborhood to build a mixed-use development along some 22 acres, on Wednesday, Jan. 3.
