A local developer is planning to build a flex industrial park on Evans to Locks Road.
Last week, L&R Gribbean Retirement LLC applied for a variance at 4323 Evans to Locks Road, a nearly four-acre parcel currently owned by the McGowan-White Lumber Co.
There are plans to build a flex industrial park with some 50,000 square feet of office space, to be built in phases, according to the accompanying letter of intent. Plans show a proposed development comprised of five buildings ranging from 6,400 to 24,000 square feet, along with parking space and two storm management ponds.
The variance request seeks permission to build the complex 120 feet from Evans to Locks, rather than the 125 feet required by the county ordinance.
The property, zoned General Industrial (M-2), abuts the Columbia County Industrial Park—the site of the county’s stormwater, maintenance and construction services offices—to its west, and General Commercial (C-2) properties, including Paws in Paradise pet spa, to its east.
The requests that the required side setback be reduced from 40 to 20 feet at the east side of the property, to standardize the buildings sizes. The addendum to the variance request also notes the unique shape and topography of the parcel, and the fact that neighboring C-2 parcels are not restricted with the 40-foot setback requirement.
The Columbia County Planning Commission is slated to consider the variance requests at its meeting on March 20.
