The owner of a small cluster of apartment homes in Grovetown is seeking to rezone the property, but there are no new plans to develop anything there.
Tabby’s Properties LLC is a real estate investment firm, operating out of Athens, that owns a parcel just over one acres at 4432 Wrightsboro Road. On Jan. 11, real estate investor Hieu Bui, who works for Tabby’s Properties but does business out of Augusta, applied to rezone this parcel from R-1 residential to S-1 special.
The property is the site of four units: one single-family, one duplex and one triplex, totaling seven residential units.

Bui, in the narrative, explains that Tabby’s Properties intends to sell the 1.7 acres to pay off a debt on the property due in March of this year, but is unable to obtain a commercial loan on the property due to the property being zoned R-1.
The parcel is adjacent to the Phase 1 section of the Lakeview Commons subdivision, separated by a tree buffer, with two of the units currently tenanted, Bui said.
While there are no plans to make any major changes to the property, Bui said, “We want to be able to rebuild the property in case we don’t sell,” to recoup in the event of a total loss. Should it come to this, the owner plans to rebuild the complex according to the existing structure; and also plans to pave the driveway from Wrightsboro Road to the property line within 90 days should the rezoning be approved.

Evans-based Spatium Investments is seeking to revise the S-1 zoning of its roughly 1.2-acre property at 3765 Riverwatch Pkwy. in Martinez. The parcel is adjacent to section 1 of Petersburg Station, and across the street on Riverwatch from section 2 of Wynngate.
The building at the site, approximately 4,200 square feet, was once the location of a Montessori day care center. Spatium’s principle, Juan Casas, now plans to use the structure and its parking lot for office space, to rent out to area businesses.
Both items are scheduled for public hearings at the Columbia County Planning Commission’s Feb. 16 meeting.
