A developer from Albany is setting sights on bringing its unique brand of convenience store to south Augusta.
Jaymin Patel, the CEO of One Leaf, has petitioned to rezone two adjacent parcels, 4202 White Pine Court and 2385 Tobacco Road, totaling a little more than an acre, from Agricultural (A) to Neighborhood Business (B-1).
Patel intends to build a mixed-use commercial development, called One Leaf, referred to in the narrative document as a “community hub” that “fosters local engagement while remaining aligned with current planning standards.”
The rezoning request is accompanied by a special exception request to allow for the retail project, which is to include both gas pumps and electric vehicle charging stations, a solar-powered canopy, landscaped common areas with peach-plum trees, two drive-thru lanes and an indoor café designed to be a “third place for residents, students and professionals to gather.”
Patel opened the first One Leaf Community Store in Albany, Ga. in 2022. Local reports describe the expansive model as a kind of collaborative one-stop shop that housed several businesses, including, at the initial opening, a gas station, a barber shop, a clothing store, restaurant and even a post office.
The Augusta Planning Commission is slated to consider the requests during its meeting on July 7.
