Plans for new industrial building near Harrisburg neighborhood slated for Board of Zoning Appeals

Clay Boardman of the Vireo Group is looking to build a warehouse near the Harrisburg neighborhood, according to a recent request submitted to the Augusta Board of Zoning Appeals (BZA).

In November of last year, Boardman, on behalf of Chattooga Partners LLC, applied for a variance at his property at 1473 Greene St., asking to reduce the required front setback from 40 feet to 7.5 feet.

The parcel is zoned Light Industrial. The variance petition’s letter of intent describes a plan to construct a series of connected industrial rental units, totaling more than 15,000 square feet, along the southern end of the property, facing Greene Street.

An existing driveway would provide access from Ellis Street to the eastern property line, and an easement to the northwest corner of the property, also from Ellis, states the document.

Boardman cites other properties in the area — such as the Modern Business Workplace Solutions on Telfair Street — as among “ample examples” of setbacks less than five feet. The ordinance in question, 23-5(a) requires 40-foot front yard setbacks, 10 feet at each side and 25 rear yard setbacks for structures in Light Industrial zones.

The variance request was originally an item on the BZA’s January meeting agenda, before Chattooga requested to postpone it to the February meeting.
