Proposed development to include new neighborhood, commercial section

A proposed subdivision along Mike Padgett Highway is one of several new developments the Augusta Planning Commission is slated to review in its upcoming March meeting.

Jeb Boggus of JBC Construction in Evans has petitioned to rezone five parcels he owns, totaling approximately 45 acres, from Manufactured Home Residential (R-MH) and Agricultural (A) to One-family Residential (R-1E).

The properties sit across the road from Mike Padgett’s intersection with Simpkins Lane. Boggus plans to build a subdivision comprised of 159 single-family home lots, no smaller than 4,000 square feet.

The neighborhood is to have a 1.53-acre recreational space, with a playground, dog park and toddler play area, accessed via an HOA-maintained internal road system.

The development is to also include a 10-acre commercial area, divided into three parcels, to be zoned General Business (B-2).

Boggus notes in the application’s letter of intent that a water main on the east side of Mike Padgett would provide water to the development, and a line extended from the north side of Tobacco Road would provide sewer.

The Planning Commission is scheduled to consider the request in its meeting on March 4.
