Quadplex proposed in Turpin Hill district

A developer out of North Carolina aims to build a new quadplex in Augusta’s Turpin Hill district.

Property records show that Home Investment Solutions LLC of Charlotte purchased the vacant parcel at 2223 Sullivan Road in 2023. Now the undeveloped property is the site of a proposed “four-family residential” structure, according to the letter of intent accompanying a rezoning request submitted to Augusta’s planning department.

The applicant is petitioning to rezone the parcel, which sits between two homes off Martin Luther King Jr. Boulevard, from Agricultural (A) to Multi-family Residential (R-3B).

The four units will each be 894 square feet and include two bedrooms and two baths, the letter says, “for small families, young professionals” and those “seeking affordable and well-located housing options.”

Rickita Clemmons, CEO of Home Investment Solutions, goes on to contend in the document that the rezoning would prove a more efficient use of the land, notes the site’s proximity to public transportation routes and that the quadplex would appeal to “those employed in healthcare, education and government sectors.”

The Augusta Planning Commission is scheduled to consider the petition during its meeting on Sept. 3.
