Revision requested for proposed Evans subdivision

A new subdivision in Evans, seven years in the making, is further underway.

Southeastern Development has requested a planned residential development (PRD) revision for some seven acres of land it owns along Evans to Locks Road, on the northeast side of its intersection with Jennings Road.

In June of 2016, the Columbia County Board of Commissioners voted to rezone the parcels, located on both Evans to Locks and Jennings roads, from R-1 Single-family Residential and S-1 Special to PRD.

Architecture firm Tirella & Associates had submitted that rezoning request on behalf of S & P Construction, along with plans for a subdivision comprised of 35 “turn of the century craftsman style” homes, with minimum lot sizes of 5,000 square feet, complete with sidewalks. One-and-a-half and two-story cottages, with average sizes ranging between 2,200 to 2,400 square feet, would surround under an acre of open greenspace.

Late last month, Southeastern submitted its request asking the county to allow changes to some details of the planned development, now called Hanover Place, as approved in 2016.

The addition of pervious parking, between Alcove Alley and the subdivision’s eastern property line, five-foot side setbacks for detached garage,; and even the incorporation of a duplex as approved building typology, are among the proposed updates to the neighborhood.

All other elements would be consistent with the PRD as approved by the county seven years ago, states the narrative document accompanying the request.

The Columbia County Planning Commission is scheduled to consider the request in its meeting on Oct. 19, followed by the Board of Commissioners on Nov. 7.
