The Columbia County Board of Commissioners will discuss a rezoning for the site of the former First Baptist Church of Evans on Tuesday.

According to agenda documents for the Tuesday meeting, there is a rezoning request to change 515 North Belair Road from a split zoned C-1 (Neighborhood Commercial) & C-2 (General Commercial) to C-2 (General Commercial).

The Augusta Press previously reported that the site was selected for new retail development, which could include a bank. Ohio-based grocery store company and real estate investment trust Phillips Edison & Co. is requesting the rezoning.

According to plans and addendum documents included with the application, the company intends to develop three commercial lots on the former church property. One lot would have a multi-tenant retail building with some 7,600 square foot of space, another a 5,400-square foot building for a restaurant or other retail tenant.

Another lot would be the site of a proposed bank that is more than 3,000 square feet and includes a drive-thru ATM.

Staff is recommending approval of the rezoning.

Commissioners will also consider a rezoning request for a proposed boat and RV storage facility off Ridge Road from a split zoned C-2 (General Commercial) & R-4 (Recreational Residential) to S-1 (Special). Staff is recommending disapproval of the request.

Commissioners will consider appointing Gary Richardson to the Public Facilities Authority to fill the vacancy created following the resignation of Don Skinner. The term will expire Dec. 31, 2027. 

Commissioners will also present two proclamations, one for National Safe Boating Week and one for Building Safety Month.
