Rezonings in Summerville and Turpin Hill among Planning Commission’s upcoming items

A property owner is looking to build new housing in the Turpin Hill neighborhood.

DJ Davis Enterprise LLC has petitioned to rezone two adjacent parcels, 1622 and 1624 Luckey St., from One-family Residential (R-1C) to Two-family Residential (R-2), to merge the parcels and make way for a frame duplex.

The attached narrative notes that the applicant aims to later seek a variance to reduce the side setback from seven to six feet. The proposed 2,328-square foot, one-story duplex would be the latest in a series of developments by the same owner approved by the city in 2023.

The owner of a Summerville property is also looking to expand its use options.

Nicholas Edry has requested to rezone his property at 2054 Walton Way from Professional (P-1) to Neighborhood Business (B-1). Edry has owned the property since 2019, according to records. In that time, the 124-year-old, roughly 1,700-square-foot house  on the parcel has undergone “extensive updates” that has added two bathrooms and a remodeled kitchen.

B-1 zoning allows for the same uses as P-1, such as offices for physicians or attorneys, as well as those for Multi-family residential (R-3C), a zoning classification generally designated for apartments.

This request’s narrative notes the mix of P-1, R-1 and B-1 near the site, and alludes to “housing needs in the Summerville area” in the applicant’s motivation to seek “greater flexibility” with the property, which recently housed The Spot On Walton, an event venue.

Both requests are slated for the Augusta Planning Commission’s meeting on Oct. 6.
