Senior living community proposed in Grovetown

A developer out of northern Georgia. is planning on building a new subdivision in Grovetown for seniors.

Manor Lake is a development company based in Canton, Ga. that specializes in assisted living facilities, with some 11 such projects under its belt including one in Athens.

Will Creekmore, vice president of development with Manor Lake, has applied to have two undeveloped parcels rezoned, 480 and 500 Chamblin Road, totaling a little more than 35 acres, from Light Industrial (M-1) and Single-family Residential (R-1) to Special (S-1) in order to build a local iteration of its senior communities.

According to the project narrative the proposed Grovetown Manor Lake would be comprised of 48 cottages, or independent living units, about 1,680 square feet each, complete with kitchens, garages, front porches and private patios; as well as suites for both independent and assisted living. A proposed second phase, the document noted, would entail the construction of 30 additional cottages.

The facility is also to include a 90,000 square foot, one-story main building with a maximum of 115 dwelling units, assisted living and memory care suites, a therapy room, a salon, a theater, a courtyard and a central dining area.

A quarter of the property would be open space, and a network of sidewalks “to promote walkability.”

The Columbia County Planning Commission is slated to consider the rezoning request on Sept. 4.
