Several apartments and housing developments on the agenda for Augusta Planning Commission

Date: August 25, 2022

The Augusta Planning Commission has a slew of rezoning requests on the agenda for its Sept. 7 meeting, most of which reveal several proposed residential developments across town.

Savannah-based Piedmont Holdings, LLC is seeking to rezone parcels 3805, 3807 and 3819 Wrightsboro Rd. from Agricultural to R-3B multiple family residential, in order to build an apartment complex.

Earlier this year, developer William Clayton Price of Piedmont Holdings tried to rezone two parcels totaling approximately 37 acres on Appling Harlem Road in Harlem to build 187 townhomes. Harlem locals resisted rezoning requests in January, and Price withdrew the application.

When the City of Harlem revisited the matter in May, the Harlem Planning Commission voted to deny the petition. By the time Price’s request made the agenda for the Harlem City Council’s consideration, Price had withdrawn.

In south Augusta, JSMG Development is looking to build an apartment complex on a six-acre parcel at 3125 Richmond Hill Rd., currently owned by CSRA Joint Electric Apprenticeship. JSMG also saw opposition from nearby residents last month, when it tried to rezone some 11 acres at 1514 Goshen Rd. to build 72 townhomes. The developers also withdrew that application by the time the Planning Commission was scheduled to vote on the matter on July 6.

Parker Collins, the North Augusta native and former center for the Carolina Panthers, is applying to rezone a property at 1948 Lumpkin Rd. from P-1 professional to R-1A single family residential. Collins, who was also an offensive lineman for Appalachian State University, got into the business of flipping houses early last year when he and his wife launched the real estate investment firm House Heroes, LLC.

CKJ Properties aims to build townhome apartments in west Augusta, having applied to rezone 1213 Augusta Pkwy. from neighborhood business to multiple-family residential.
