Subdivision proposed on Richmond Hill Road

Date: June 19, 2025

Another residential subdivision has been proposed for south Augusta, this one at a nearly five-acre parcel adjacent to both the Sutton Place and Wisteria Hill neighborhoods.

Local business management firm Logic Point Consulting is seeking to rezone the wooded, vacant tract at 3626 Richmond Hill Rd. from R-1A, which has a 10,000 square foot minimum lot size, to R-1C One-family Residential, which requires lots to be no less than 6,000 square feet.

The Hearth at South Fork is the name of the neighborhood Logic Point plans to develop, comprised of 14 single-family homes described in an accompanying narrative document by Carolyn Henry, landowner, applicant as well as the proprietor of Logic Point, as “high-quality affordable housing options.”

The homes would range from three to four bedrooms and two bathrooms. The subdivision is also to include a new roadway into it, connected to Richmond Hill Road, water and sewer connection from Peach Orchard Road and a water retention pond.

The Augusta Planning Commission is slated to consider the rezoning on July 7, followed by a hearing from the Augusta Commission on July 15.
