Townhomes proposed near Hillcrest Memorial Park

About four acres of land across the street from Hillcrest Memorial Park have been selected for a proposed new townhouse development.

Connect Development LLC of Evans submitted a request for the project to rezone eight parcels along Richmond Hill Road and one on Bungalow Road, where the two roads intersect, from R-1A to R-1E One-family Residential, to allow for attached dwellings.

According to the petition’s letter of intent, the planned “townhome community,” designed to “meet growing housing needs in Richmond County,” would be comprised of some 28 attached units, roughly 1,800 square feet per unit. The new neighborhood is to include “landscaped common” areas, a playground, on-site visitor parking and a retention pond, and is to be established with a homeowners’ association.

The “Richmond Hill Townhomes” would be built batten style, with Hardie Board siding and brick and stucco accents, according to the site plan designed by Evans firm Ayikni Engineers.

The narrative also mentions two-way access to the development from Richmond Hill, with an exit-only connection to Bungalow Road, and an “internal spin street” to foster traffic circulation.

The Augusta Planning Commission is slated to consider the new development in its meeting on Oct. 6.
