Trending with Signature Mike: Rent it!

I work with many clients who purchase a property in hopes of renting on Airbnb or Vrbo. I also work with homebuilders and stage their homes to be a model to assist them in selling their product. I recently worked with a developer/builder who hired me to furnish two model apartments in downtown Augusta. 

It was important to meet with the marketing team of the developer and discuss what their target market and demographic would be.

The builders considered it would be geared toward younger professionals, so we decided to give the units a cool urban vibe. They wanted a modern look in one and a colorful, energetic look in the other. 

Let me share with you the colorful unit.

It was super fun to create such an energetic space! As I have discussed in previous entries, I had to begin with a focal point and build from that.

In my store, I had a really cool dimensional art piece. It was colorful and was of a man with an electric guitar. And the guitar had a design element that outlined the guitar and actually lit up, looking like neon!

From there, I selected a fabric for a window treatment and a rug. I kept the main upholstery piece neutral, as the secondary piece, a chair, and I selected a bold yellow that really popped in the space.

I added some more color to balance out the room by using a red floor sculpture, a colorful abstract art piece as well as some orange vases.

I found a really cool teak root coffee table that offered a nice organic feel. The room was fun, edgy and really draws your eye into the space as you enter the door.

The compact kitchen had a nice opening in the middle that allowed me to place an island that offered additional storage and two stools that tucked under the counter! I placed a hide rug under the island to ground the unit and add an unexpected feature.

This unit had one bedroom that had an odd angled wall. It created a challenge for furniture placement, but after drafting out the space, I was able to add a Queen bed with a large chest that doubled as a nightstand and a dresser.

The artwork had a mirror background, so I was able to work with an image, yet also a reflective surface to open the room up a little more. Although I went a little more neutral with colors in this space, the edgy design details made for a fun, yet sophisticated space that created more of a calm feeling in the bedroom.

Design is a very subliminal element after all!
