Two proposed south Augusta townhome projects on next Planning Commission agenda

North Augusta-based NEK Commercial Properties is seeking to develop a new townhome subdivision in south Augusta, off Peach Orchard Road.

In February, Martinez engineering firm Southern Civil Solutions submitted a petition to Augusta Planning requesting to rezone 2132 and 2116 Lumpkin Road from Multifamily Residential and Neighborhood Business to R-1E, or One-family Residential.

There, NEK plans to build a neighborhood tentatively called Emmanuel’s Cove Townhomes, comprised of 41 attached, two-story houses, along with 96 parking spaces, its own public road, sidewalks, a retention pond, walking trail and a clubhouse. The Multifamily and Neighborhood Business zonings (R-3A and B-1, respectively) do not allow for the construction of townhomes.

Some 30% of the property is to consist of open space, according to current plans. In May, NEK submitted a proposed common area maintenance plan, which would include weekly landscaping,  biannual inspection and cleaning of sidewalks and drain gutters.

The undeveloped tracts total some five acres and sit west of an Advanced Auto Parts store at the intersection of Lumpkin and Peach Orchard roads. The smaller parcel is owned by NEK, the larger by Charleston-based 3J7B Real Estate LLC, also known as Smallwood Property Group.

ATC Development is bringing back an earlier rezoning request before the Augusta Planning Commission to accommodate building a townhome subdivision on Old Waynesboro Road.

In April, the Planning Commission recommended denial of ATC’s request to rezone 30 acres  from R-1C to R-1E Single-family Residential.

ATC plans to develop 142 townhomes units, among 62 buildings of two to four units each, along with over 400 parking spaces and more than 12 acres of open space. The current request, however, is to rezone only the southernmost 12.78 acres to R-1D Single-family Residential.

Both projects are on the agenda for the Planning Commission’s Monday, June 3 meeting.
