Two proposed housing developments are returning for consideration before the Planning Commission on Monday after being tabled last month.
Reston, Va.-based developer Stanley Martin Homes initially applied in December 2021 to rezone 267-acres worth of parcels along Nunnery, Patterson Bridge and Windsor Spring Roads from Agricultural to R-1E One-family Residential for the purpose of building a subdivision called Windsor Park.
“South Augusta is an area Stanley Martin sees with great potential for new home developments,” said Stanley Martin Homes land acquisition manager Luke Boatright.

The project would consist of nearly 700 homes, both detached and townhome units. Boatright says that the townhomes would be in the $200,000 range and the detached homes would range from the high end of $200,000 to the low $400,000-range.
“It will be a multiphase community, and the completion will be dependent on market conditions and sales,” said Boatright.
The Windsor Park project was postponed when it was brought before the Augusta Planning Commission on May 2 and is on the agenda for the next meeting Monday. Boatright says that if rezoning is approved, construction is expected to begin within “the next year or two.”
Another rezoning request for the purpose of a new subdivision in south Augusta is back on the agenda for the Planning Commission after commissioner Robert Cooks recused himself at the last meeting. His petition to rezone some 5.5 acres at 4309 Windsor Spring Rd. from R-1A to R-1E went before the commission in May.

This proposed development is for over 30 detached family homes with a park and a neighborhood garden. At last month’s meeting the commissioners allowed Cooks to withdraw the petition without prejudice.
A dog grooming salon is the site of a special exemption petition. Jesse Gearhart of Jessi’s Paw Spa submitted a request for a Special Exception to a section of the Comprehensive Zoning Ordinance in order to run her pet grooming operation from a 10-foot by 12-foot shed, with its own electricity and plumbing, on her property.
The Augusta Planning Commission will have its June meeting on Monday at 3 p.m. on the second floor of the Municipal Building.
