Charles Walker is seeking to build a new neighborhood near Augusta’s Bethlehem area.
Last month, the former Georgia senator, as a representative of Outlook LLC, submitted a petition to the Augusta’s planning department to rezone a vacant parcel at 1924 Grand Blvd. from R-1B to R-1C. Both are One-family Residential zonings, but R-1C allows for a smaller minimum lot area (6,000 square feet, as opposed to 7,500), at seven or fewer lots per acre.
Outlook, which shares the same Laney Walker Boulevard address as The Walker Group, purchased the three-acre property from the Richmond County Board of Education in 2021.
According to the accompanying letter of intent, Walker plans to develop 14 single-family homes, called “Walker Village.” The plan for the proposed subdivision also shows a private street, called Outlook Way, connecting Turpin Street and Grand Boulevard through the neighborhood.
Meanwhile, a new commercial development may be on its way to south Augusta. Christian Wahl of GW Riverwatch LLC, who with business partner Brandon Graybill launched the first Moby’s Car Wash location in North Augusta in 2023, has submitted a request to rezone three parcels: 2931 Peach Orchard Rd., from Neighborhood Business (B-1) to General Business (B-2), and adjacent properties 2109 (currently zoned R-1A Single-family Residential) and 2107 Harding Rd. (currently zoned B-1), also to B-2.
Wahl’s letter of intent mentions aims to combine these properties with two other neighboring parcels—2925 and 2935 Peach Orchard Rd., both already zoned B-2—to be the site for a new car wash, as well as an additional commercial development. This is similar to a planned commercial development approved by the Columbia County Board of Commissioners for South Belair Road in Evans earlier this year.
The Augusta Planning Commission is scheduled to consider both items at its next meeting on Monday, Dec. 1.
