Developers seek to add 24 acres to Grovetown subdivision project

The Pollard Land Company and Ivey Development are seeking more tracts for the burgeoning Tillery Park subdivision in Grovetown.

On July 21, the partnering developers submitted a rezoning application to Columbia County Planning requesting to change some 24 acres along Baker Place Road from M-1 light industrial to planned residential development.

Pollard Land Company included with the application an updated version of its narrative document, including an executive summary in which it stated its intention to add 24.14 acres to Tillery Park Development, to include up to 82 new residential lots.

“The only change to the currently approved zoning plan and narrative is to incorporate this land into the existing and approved plan,” said the executive summary document.

Ivey Development submitted some plans for this phase of Tillery Park to Columbia County in early January, requesting to rezone some 31 acres and for major revision for a tract of about 50 acres, both located off Baker Place Road, for the sake of adding 67 single family lots.

This request was approved by the Planning Commission in late February, and finally by the Board of Commissioners in early March.

With the new land additions, the proposed subdivision would now include 871 lots, ranging from 1,100 to 2,700 square feet.

The county originally approved the project in 2020 when the commissioners to rezone a portion of the as a planned residential development to make way for more than 700 proposed lots.

Ivey Development and Pollard Land also included with their application a disclosure of financial contribution, in which the latter revealed having contributed “$500 to Dewey Galeas, candidate for Columbia County for District 4,” within the past two years.

The latest rezoning request for the Tillery Park subdivision project is on the agenda for the Columbia County Planning Commission’s Aug. 18 meeting, and then the Board of Commissioners meeting on Sept. 6.
