Real estate firm seeks revision for new office building off Furys Ferry Road

A planned unit development, PUD, off Furys Ferry Road is the proposed site of a new office building and the subject of a revision request to Columbia County.

D.C. Lawrence Real Estate, as Alexandria Augusta Holdings LLC, based in Martinez, applied for a PUD revision for its property at 3801 Park Lane.

The request calls for adjusting parameters of the PUD to accommodate the real estate firm’s new office development. The parcel, less than an acre, is zoned as a PUD, and is part of the Forest Creek development.

Per a previous major revision request by the real estate firm, the Columbia County Board of Commissioners voted to approve to change the parcel for Neighborhood Commercial use in December 2017. The purpose then was to demolish the single-family residence on the property and redevelop it with a one-story commercial building.

“The original plan called for a building with a 5,400 [square foot] footprint, divided into three [approximately] 1,800 square foot units accessible from both the front and the rear,” said the plan revision narrative document.

The narrative also notes that the previously proposed placement of this building would have required moving a public water line that runs east to west across the front of the site, which Alexandria Holdings observed as particularly expensive and would interfere with nearby public utility easements, including storm sewer, overhead power and natural gas lines.

The updated plan still entails a new 5,400 square foot office building, now two-stories, for D.C. Lawrence and other tenants, with retail and showroom space. The new plan also moves the proposed structure north along the Furys Ferry Road frontage, to avoid public utility easements and take advantage of the area’s topography.

The firm aims to begin construction on the new building next year. The current revision request is scheduled to go before the Columbia County Planning Commission on Dec. 15.
