Two proposed subdivisions in Evans are the subject of requests submitted to Columbia County Planning recently, including an senior living community near the Bartram Trail neighborhood.
Blanchard & Calhoun submitted a plan revision request to county planning for 17 acres it owns along Laurel Drive in Evans. The application included a narrative for its planned development, Cedar Vale at Bartram Trail, a residential subdivision to be “marketed to active adults to serve the aging community and Bartram Trail.”
As Euchee Creek Investors LLC, the firm plans to build some 47 single-family detached homes on the parcel. The narrative says the community will be designed to provide for seniors with “landscape maintenance-free living.” The purpose of the petition is to revise the planned unit development zoning in the area to accommodate single-family lots rather than multi-story, commercialized buildings.

The development would border Laurel Drive to its north, William Few Parkway to its northwest and Patriots Park to its south. The neighborhood would include several open spaces and. a 30-foot walking path. The narrative also says that all landscaping would be managed by an outside company.
The lots are to vary in size, with 20 of the single-family lots at a minimum of 6,050 square feet, and 24 of the lots will be in six square “quad lots” subdivided into four lots.

CSRA Development has applied to rezone approximately 29 acres along Old Louisville Road from Residential Agricultural to Single-family Residential. The narrative for Byrd Farms Estates, the proposed neighborhood development at the parcel, shows plans for 21 lots, at about 1.4 units per acre.
The development is to be surrounded by a six-foot shadowbox fence along the properties’ southern and northern borders. Potential homes aren’t to exceed three stories.
Both of the proposed developments are scheduled for hearings before the Columbia County Planning Commission during its meeting on Jan. 5.
